Project Description:	This residential subdivision project consists of 15 lots on a parcel with significant environmental constraints.  The lots and houses are specifically designed to fit the site and reduce impact on the existing neighborhood. This plat utilizes the new Bellevue Conservation Plat code to make modifications to lot sizes and setback requirements in order to best utilize this site.
⇒	GeoDatum completed the topographic and boundary survey for this project.
⇒	GeoDatum’s civil and land use services included site planning, utility design, critical areas permitting, permitting and project coordination/management.
⇒	Major challenges include balancing the impacts to critical areas while maximizing density and usability of the site.
⇒	This project includes stream buffer restoration planning and modifications of steep slope buffers.
